Ruby Miles Stroschein
CEO/Founder of LandValue Solutions & MAI
Ruby was born in Logan, Utah and raised on a dryland farm in Eastern Idaho. Ruby started Gem Valley Real Estate in the 1980s in Grace, Idaho, then moved to Moscow, Idaho, in the 1990s to complete an undergraduate and master’s degree from the University of Idaho. After completing her MAI and teaching various appraisal courses at the University of Idaho, Ruby began developing a cloud-based software that would later become LandValue Solutions.
In her spare time, Ruby is an author and currently working on two memoirs. She and her husband, Tom, are avid Vandal fans and spend as much time as possible in the mountains of Northern, Idaho.

I enjoy being out in the fields, prairies, and forests, but honestly, if I didn’t have LandValue Solutions software to collect information, build my maps, pull my comparable sales, input my comparable sales, I would quit appraising. It’s just that simple.”
Austin O’Neill
Account Manager
Austin was born and raised in Stanwood, Washington. Austin graduated from the University of Idaho with a degree in Agribusiness with a minor in Animal Science in May 2019. Austin has been working as the Account Manager since August 2019. Before Austin joined the LandValue Solutions team, he worked with smaller startups serving rural youth and reporting on commodities.
Austin is an alumnus of Alpha Gamma Rho, Beta Phi chapter where he served as the Recruitment Chair and on National Board. In his spare time, Austin enjoys working with youth interested in the livestock industry through organizations such as 4-H and FFA.

Terry M. Hager
Operations Manager
A serial entrepreneur and sales professional, Terry came out of semi-retirement and joined LVS in 2015 to serve as Administrative Assistant to LVS founder and CEO Ruby Stroschein and continues to serve in that role in addition to Operations. A lifelong resident of the Pacific Northwest, he attended the University of Idaho in Business Administration and embarked on a career in newspaper publishing and sales management in capital equipment sales to the forest products and wireless communications industries.
Terry lives in the Clearwater Mountains community of Elk River in North Idaho with his trusty brindle dog Molly, and the two spend their free time hiking, camping, and fishing area streams for Brook Trout.

In addition to the challenges of Operations I most enjoy the daily interaction with team members in sales, marketing and development – and the many appraisal professionals from across the U.S. that I work within Training and Support.”
Sarah Miles
Chief Finance Officer & MAI
Sarah has been an independent fee appraiser with Gem Valley Appraisal since 2002, after graduating with honors from Idaho State University with a bachelor’s degree in Business Finance and a minor in Economics. She now owns the company. Unofficially, she has been part of the appraisal industry from the day she was old enough to hold the end of a tape measure for her mother, Ruby. In 2015, Sarah received her MAI designation from Appraisal Institute.
Outside of the office, Sarah is a dedicated mother to her 14-year old son Tommy, tries her best to keep up with her ever-adventurer husband Kyle, and enjoys the companionship of her two grown step-daughters and serves as president of Kendrick City Council.

Liz Wilder
Customer & Product Support
Liz was born and raised in Pullman, Washington, immersed in agriculture. Upon graduation from the University of Idaho with a bachelor’s degree in Agricultural Sciences, Communications, and Leadership with a minor of AgriBusiness in December of 2018, Liz and her husband, Brett, also a fellow Vandal, moved to Billings, Montana to embark on a new adventure. Liz joined the LVS team in September of 2018 and hasn’t looked back since.
In college, Liz served as both the President of her sorority, Sigma Alpha, Beta-Epsilon Chapter, and Collegiate FFA. Now, as an alumnus, she gives back to both organizations through volunteer work. When not at work Liz, Brett, and their two dogs, Annie & Jake, enjoy exploring Montana via biking, hiking, kayaking, and cross-country skiing.
